Softwashing uses specialized biodegradable cleaning solutions applied at very low pressure (80–100 psi) to eliminate mold, mildew, algae, bacteria, and other organic growth. Traditional pressure washing uses high-pressure water (2,000–4,000 psi) which can crack siding, etch wood, and force water into your attic through vented soffits. Softwashing is safer, more effective, and produces results that last 4–6x longer.
Absolutely. All Optimax cleaning solutions are formulated to be 100% biodegradable. Before we begin, we pre-wet surrounding landscaping as a precaution and rinse everything thoroughly after treatment. Our solutions are safe for your lawn, flower beds, shrubs, family, and pets.
A professional softwash treatment typically lasts 3–6 years depending on your local environment, tree coverage, and moisture levels. Because we eliminate the organic organisms at the root rather than just washing away surface dirt, the results are dramatically longer-lasting than pressure washing.
Black streaks are typically caused by Gloeocapsa Magma, a type of algae that feeds on the limestone filler in asphalt shingles and vinyl siding. Green staining is usually moss, mold, or algae growth. Both are accelerated by Iowa's humid climate and tree shade. Left untreated, these organisms break down your exterior surfaces over time.
You don't need to be present during the cleaning, but we do ask that you close all windows and doors beforehand. We'll walk the property before and after to ensure everything is done to your satisfaction. We're happy to coordinate around your schedule.
